The value is catching faults while they are still small jobs. Interwar houses on these slopes carry old galvanised supply runs, and the unit blocks near the station stack plumbing over the rooms below. You get the condition on the day, nothing more.

A Room by Room Plumbing Check

Five areas get attention: fixtures, braided hoses, isolation valves, visible pipe, and the meter.

  1. Fixtures

Each tap, cistern, shower and sink gets run and observed. A drip under a basin or a cistern that keeps topping up goes on the list straight away.

  2. Braided hoses

The lines under basins and laundries are inspected for rust along the braid, kinks, bulges, and connections that weep. The flexi hose replacement page explains what a tired one needs.

  3. Isolation valves

Each valve is closed and reopened; a valve that has seized then shows itself early, before the day you need it.

  4. Visible pipe

Exposed runs are checked for rust, damp patches, and joints that weep. Anything buried stays buried; we report what can be seen.

  5. The meter

The visit closes with a no-use test. Every outlet and appliance drawing water gets switched off, and the meter numbers go on paper, red digits included. After a wait with nothing running, the reading is compared, and movement points to a leak. Our leak detection page explains how we chase it.

Not a Building Inspection or Gas Certificate

Three things this check is not: a building inspection, a gas compliance certificate, and a council inspection. Other people own those three jobs.

A building inspection report comes only from a licensed residential building inspector, and it cannot guard against faults that appear later. A gas compliance certificate is issued by the licensed gas worker who completes the gas work, which our gas compliance certificates page covers. Council inspections apply to permit jobs, like a new build, where the plumbing inspector signs off after the final stage.

What leaves the visit is a plain report on how the plumbing measured up that day. Nothing certified comes out of it, because none applies.

Slow Drips, Tired Hoses and Stuck Valves

The check exists to find four faults before they spread: dripping fittings, rusty hose fittings, valves seized open, and a meter that creeps with everything switched off.

Each one costs you money if it waits:

  1. A slow drip

can send thousands of litres to waste over months, and every litre passing the meter goes on your bill.

  2. A corroded braided hose

fails without warning, and upstairs bathrooms mean the water arrives through a ceiling.

  3. A seized valve

turns a small repair into a flood, because nothing can be shut off at the fixture.

  4. A creeping meter

points to a hidden leak, and water lost through dripping fittings does not count towards the utility's concealed-leak relief either.

The owner wears the loss for anything downstream of the meter, so an early find saves the larger repair bill.

When a Plumbing Check Makes Sense

The Plumbing and Drainage Act requires an owner to do everything reasonable so the plumbing and drainage on the premises stays in good condition and works properly. The QBCC's guide calls hiring an appropriately licensed plumber the easiest route to that.

Anchor the timing to what is happening in the house, not to a date:

  1. Before a long absence

Shut the stop tap on the meter so a leak cannot run up a bill while nobody is home. Check first that no appliance relies on the supply.

  2. When a new tenancy begins

Queensland tenancy law requires the premises handed over in good repair and maintained that way throughout the tenancy.

  3. Following a leak, or a bill you cannot explain

One fault raises the odds of a second, and a check shows where the rest of the house stands.

What Ascot Homes Bring to a Check

Census figures shape who books these checks here. At the last census, 27.9 per cent of dwellings in Ascot were owned outright and 28.2 per cent were mortgaged. That leaves a large share of homes tenanted, so routine checks fall to whoever manages them.

The ground does its share too. Dry-spell shrinkage in the reactive clay works on old earthenware joints under the large blocks, and the public sewer mains here are largely earthenware, with concrete and vitrified clay accounting for most of the remainder.

A long drain crossing a driveway on Kitchener Road is expensive to reach, so a gradual collapse usually stays hidden until the line stops altogether. A check catches the early signs instead.

Plumbing Health Check Questions

Call (07) 3523 6417

What is a plumbing health check?

A licensed plumber tests the fixtures, the braided hoses, the isolation valves, the visible pipe and the water meter in one visit, then reports the condition found that day. Nothing is certified, because the check is not that kind of job.

Does a plumbing check include a gas compliance certificate?

No, it does not. That certificate goes to the owner from the gasfitter once a gas installation is finished, and it covers gas work only. A health check stays on the water side, so it ends with a report and no gas paperwork.

Do landlords in Ascot need to check their plumbing?

Yes, they do. A Queensland rental must be given to the tenant in good repair and stay that way for the whole tenancy, and plumbing law expects owners to take every reasonable step. A booked check between tenancies covers both.

When should I book a plumbing check?

Anchor the timing to events, not a set interval. Before a long absence, turn the water off at the meter so nothing can run while the house is empty. A new tenancy, a recent leak or a water bill you cannot explain are the other usual triggers.

Who owns the pipes between the street and my Ascot home?

Urban Utilities looks after the water main and the pipe up to your meter. Everything downstream of the meter belongs to you, along with the cost of every litre passing it, leaks included.
